KDC LEASES ENTIRE 150,000 SF INTELLICENTER-CHARLOTTE TO FREIGHTLINER LLC
CHARLOTTE, N.C. – - Koll Development Company (KDC), one of America’s leading commercial real estate firms, has leased the Charlotte Intellicenter™ building to Freightliner LLC, the largest heavy-duty truck manufacturer in North America. This is the third Intellicenter, out of six of the high-performance buildings in various phases of development, to be leased in the country. “Leasing Intellicenter-Charlotte this early in the construction process confirms that there is a demand in Corporate America for ‘green,’ national speculative office buildings,” said Larry Wilson, president of KDC’s Southeast division. “As one of the front runners of sustainable ‘green’ design, KDC’s Intellicenter provides amenities and environmentally-friendly components that were once only available for build-to-suit projects. Freightliner recognized these benefits, and the location met their current needs.” Freightliner will move a small contingency of its Portland-based marketing and sales employees into the 150,000-square-foot Intellicenter in July 2008. Freighliner has signed an 11- year lease with options. Located in York County, Intellicenter-Charlotte is situated in the Highway 160 Bypass area at the southeast corner of Interstate 77 and Gold Hill Road. KDC is currently seeking LEED-Certification from the U.S. Green Building Council (USGBC) for Intellicenter-Charlotte. KDC partnered with Prudential Real Estate Services in October of 2005 to develop “Intellicenter,” a branded, “green” speculative building program in multiple markets across the United States. The partnership will result in approximately 2 million square feet of speculative office buildings with a projected commitment of $200 million. Intellicenter-Atlanta was the nation’s first office building developed under the Intellicenter brand, and it was completed in 2007. Intellicenter buildings feature large floor plates to accommodate more employees per square foot, along with raised access flooring for under-floor air distribution and easy access to electrical, phone and data cabling. Intellicenters offer between 150,000 and 200,000 square feet, share the same design template, and are “green” buildings. In addition, Intellicenters have 30 to 50 percent more parking than conventional buildings. Forum Studio Inc. and Gensler are the project architects for Intellicenter-Charlotte. KDC has identified 20 locations in the United States for Intellicenters. Projects in Atlanta, Dallas and Houston are complete, and Intellicenters in Charlotte, N.C.; Tampa, Fla.; and Riverside, Calif., are currently under development. Intellicenter-Houston is leased to St. Paul Travelers Companies. Intellicenter-Atlanta is leased to the University of Georgia for its Gwinnett Campus.
